  • A Change at the helm at Bradleys Dawlish Office

    • dawlishLBsm.jpg
It was a proud moment when Lyndon Bent returned to his old office in Dawlish to personally congratulate Manager Kevyn Dixon on his very successful first month in the town. ‘Kevyn who successfully managed our Brixham Office previously, has quickly made his mark in Dawlish and has gelled well with his highly experienced team to provide clients with a quality service befitting Bradleys high standards’ said Lyndon.

Lyndon, a founder Shareholder and Director of The Bradleys Group acquired the Dawlish premises in 1994, but had previously managed the Dawlish office for Bristol & West following the transfer of the Dart & Parker business from Frank Parker in 1987. Despite the changes in name over the door, Estate Agency has been conducted from the prominently positioned office in The Strand for well over 40 years.

Lyndon has strong affection for the town where he was well known and respected by the local residents. Amongst his staff in those early days was Julie Williams who was his Saturday lady back then. (Pictured). 3 years ago a full time vacancy arose and Lyndon was delighted when Julie applied for the job. "She is a very valued member of the team as she is well known in the town and has a wealth of local knowledge." Lyndon was a former Chairman of the Dawlish Round Table and also a Governor of Gatehouse County Primary School. The later role has coincidentally been taken over by another member of staff at the Dawlish Office, Elizabeth Borbon.

In the last 10 years Lyndon has since developed wider responsibilities within his 33 Office Estate Agency business. He continues his drive to utilise the latest technology and Internet presence to ensure quick and smooth sales and lettings transactions. More recently he has also taken overall control of Bradleys Lettings and Property Management business based at the Group’s Head Office in Exmouth. He added ‘ Our local offices are highly successful at marketing and letting property, but do not always have the time to dedicate to the ongoing management, so I created a team of specialists in our central office to deal with important issues associated with Renting, such as referencing, maintenance, rent collection and arrears management’

"As a company we offer Landlords comprehensive ‘managed’ or ‘tenant find’ services and to Sellers a unique ‘All Inclusive’ package at very competitive rates’ Kevyn concluded.

If you are considering selling or letting your property and would like a no obligation valuation on your property and to discuss some great incentives on offer through Bradleys, contact Kevyn at the Dawlish Office on 01626 863087.

  • Who said the market is dead?

Bradleys Estate Agents, via their Sidmouth office, recently launched the prestigious Glenside development, a collection of fourteen spacious apartments built in two blocks within the grounds of the former Glen Nursing Home.

Chris Baxter, Director for Bradleys Land and New Homes Department was delighted to see that over 50% of the apartments were reserved within two weeks of the launch. This was especially good news as the development has only just commenced the build phase.

Chris Baxter comments “so long as the right New Homes product at the right price hits the market place there are buyers who are keen to participate, and with some sites throughout the South West still having difficulty selling stock units this is a reminder that in any market place homes will sell with the right marketing and pricing approach”.

Bradleys Estate Agents sell on over 25 New Homes sites throughout the South West and have a number of new developments launching toward the end of the year and into the beginning of 2011, Bradleys build their database of buyers for such development launches from their internet site, where those who register for up and coming developments get advance notice of any new releases, price reductions or launches of new sites. To register email newhomes@beagroup.co.uk or call 01395 223336

The Glenside development, launched with such success, is located on a level site within walking distance of the coastline and the town centre of the popular resort town of Sidmouth. Specifications for such apartments are high with each block serviced by undercroft parking, giving secure access to apartments from this level up to the second floor where the penthouses are situated. The first phase of the development is now fully reserved, however buyers looking to purchase further into the development can contact Bradleys Sidmouth office on 01395 578444.
  • Bumper Record Result At Auction

Bradleys Estate Agents were busy in September with three days of auctioneering of land and property assets. The Company recorded an above 90% conversion rate, which currently out-performs the national auction market by 20%.

Bradleys Auctioneer Chris Baxter comments “ Qualifying the right property at the right price is key for a successful auction. We pride ourselves in always creating a high conversion rate on a wide variety of interesting properties and land parcels, which we know buyers and investors will be interested in. For instance, bidding was strong for a brick built tower on the edge of the River Fal, formerly a South West Water asset with an interesting past and located in an enviable position with much potential for a variety of uses (subject to planning). With one buyer flying in from Kuwait to bid for the property and strong bidding from other parties saw Middlepoint Tower sell for £165,000”

Bradleys have reported good attendance at all of their September auctions, which appears to have bucked the trend for the time of year and they are holding their next auction on 11th November 2001, where in excess of 20 interesting and varied lots will be sold.

  • Suspension Of The Home Information Pack HIP

As from Friday 21st May 2010 there will be no need to have a legally compliant HIP prior to marketing as this requirement has been suspended by the Government for the foreseeable future.

There will still be a requirement to have an Energy Performance Certificate (EPC) which must be commissioned before marketing can commence and must be available within 28 days of commencement of marketing.

This has been heralded as good new as for many months agents have been arguing that the legislation has prevented some properties coming to the market because of the initial outlay.
