Following on from two extremely successful auctions on behalf of South West Water in 2009, Bradleys Estate Agents are delighted to announce a third auction which will take place next month.
The auction will be held on Wednesday April 7th at Exeter Racecourse at 2.00 p.m. Eight lots will be offered for sale including land and properties.

Bradleys NEW online solution
Bradleys are delighted to announce the release of their brand new property website where visitors can find out about newly listed properties to the market within 20 minutes of them becoming available, well ahead of the property aggregator websites, like Rightmove. The ‘New’ listings and properties reduced in price will not only be residential properties for sale, but also properties to let, homes overseas, commercial property and the latest Auctions. The new properties will be added to the 2000 plus already available on Bradleys site.

Update of the market - Feb 2010
We are now fast approaching Spring - what does the property market have in store for us all in 2010.
With an election due sometime in the next few months, and some serious accounting by the Government required to fix our ailing budget deficit, one could easily believe that 2010 could well be a damp squib.. However, the last few months of 2009 and the early start of 2010 has already shown that there is still a huge appetite for people to purchase in the South West. The number of valuation and viewing requests, even during the snowy and cold weeks of late, have led us to believe we will continue to see a recovery in prices, this being due mainly to the shortage of property on the open market and the high demand of eager buyers not wanting to miss the opportunity to purchase at these lower price levels.
Money lending has eased slightly and the numbers of transactions for properties being purchased with a mortgage has increased. Many of our offices throughout the West Country are reporting renewed interest from buyers from the Home Counties and London from people looking to relocate – either to retire or get out of the rat race.

14.03.2009 - 97% SUCCESS AT BRADLEYS DEVON AUCTION
Following instructions to sell over 40 lots of land and property on behalf of South West Water, Bradleys Auction Department can now report an outstanding 97% success rate at Their Auction on the 11th March held on the outskirts of Exeter.
Chris Baxter Group Director and Auctioneer on the day comments:
"With over 250 interested bidders turning up on the day and with traffic queuing on the A38 to get into the Auction Venue Car Park we knew we were going to have a lively auction. It is also interesting to note that our dedicated auction website received over 100,000 hits and surprisingly enquiries from over 32 different countries were received."
In these troubled times it was encouraging to see the interest shown in the auction with on average 12 bidders per lot offered recorded. As the second day in a series of a 3 day auction, Bradleys are hoping that the Bradleys Cornish 3rd Day Auction will be just as busy as the last 2 days.
It is quite clear to see that with savings accounts yielding very little or nil interest and with the Stock Market deteriorating many savers and investors are turning their attention back to tangible assets such as land and property.

13.03.2009 - HOME INFORMATION PACKS
Bradleys Estate Agents, the West Countrys largest independent Estate Agents, are eagerly looking forward to the new changes to Home Information Pack (HIP) regulations that come into force from 6 April 2009. These important changes effect the content of the HIP and to make HIPs available from the first point a property is marketed. The changes to the content include the introduction of the new Property Information Questionnaire, the removal of the temporary first day marketing concession and all searches, whether produced by a local authority or personal search company, must be complete with no gaps in the data covered by insurance. Anyone marketing a home for sale in England and Wales is responsible for ensuring that a HIP is in place and made available to potential buyers.
The Government state that HIPs have been designed to bring information up front to increase certainty and inform buyers about a property before they incur costs. They say informed choice by buyers, at the start of the process, will help reduce delays later on and reduce wasted time for sellers.
Bradleys, with a large number of qualified Domestic Energy Assessors (DEAs), are able to carry out inspections to place your property on the market with just one visit. The valuer can compile the sales particulars, do photographs, do a floor plan and compile an Energy Performance Certificate (EPC) on the same visit. Bradleys are confident that this service will appeal to anyone wishing to sell their property from April 6th.
