    Planning has been submitted before now on an outline basis with a refusal, although it appears that this application was made without consultation with the local planning department. We believe that a single storey, detached dwelling positioned within the building line of the existing houses would be acceptable, subject to planning and the right approach to the local planning authorities. Some of the land making up the garden and, therefore, the single building plot was purchased separately from Somerset County Highways Department and as such they require a covenant to be purchased in relation to development. They have expressed that they would allow the covenant to be breached with a financial consideration, however the vendor, on a simultaneous exchange and completion, will deal this with.
