Keeping Things Simple

The town house will be sold on a freehold basis. The apartments will be sold with the benefit of a 999-year lease at a peppercorn rent. A management company will own and manage the lease. In order to afford complete clarity and fairness, we felt it very important that the owners of the apartments also own part of the company that manages the lease. This ensures that you will always have a ‘say’ when decisions are being made about the property and its shared areas. A management company, “Babbacombe Heights Management Company Limited” will own the freehold of the property and each of the 12 apartment leaseholders will own 1/12th of the management company. The management company will contract with an external residential property management company, who will undertake the ongoing maintenance of the communal areas subject to the ongoing wishes of the leaseholders.
