Section 106 Discounted Sale Homes

Selected homes at Hillcrest are available under a Section 106 Agreement. This is a planning obligation that helps local people purchase a home at a discounted price when they would otherwise be unable to afford to buy on the open market. The agreement ensures these homes remain available for those with a genuine local connection and housing need.

To be eligible to purchase one of these homes, you must meet the following criteria. Priority will be given to applicants with the appropriate bedroom need and an Area Local Connection to St. Pinnock.

Local Connection Criteria

You must meet one of the following:

• Current residency or permanent employment (16+ hours per week) within the area for at least 3 continuous years; or
• Former residency within the area for at least 5 continuous years; or
• Have a close family member (mother, father, sister, brother, son or daughter) who has lived within the parish for at least 5 continuous years.

In addition, you must:

• Be in housing need, for example, currently living with family or renting and unable to afford to purchase on the open market.
• Have a minimum 10% deposit, or 5% with a relevant Agreement in Principle.
• Hold a recent Agreement in Principle from a lender that offers Section 106 mortgages. Examples include Nationwide, Halifax, Leeds Building Society, Santander, TSB and Skipton Building Society.
• Have viewed the property and submitted an offer.

Local Connection Cascade

If no eligible purchaser comes forward, the local connection area will be extended as follows:

• After 14 days: Applicants with a local connection to the neighbouring parishes of St. Neot, Dobwalls, Braddock, Lanreath or Duloe may be considered.
• After 28 days: Applicants with a local connection anywhere within Cornwall may be considered. Please contact us for further information.
