With interest rates much higher than they used to be it is no surprise that the property market has seen a fall in prices. This has been exacerbated by the cost of living crisis.
Perhaps surprisingly, however, the market has been quite resilient and properties have been selling.
In a market like this, I cannot emphasis enough the importance of presentation. A clean and tidy appearance, nicely manicured garden, smart entrance and newly decorated front door creates a great first impression. Before putting your house on the market get the garden and fences looking good, employ a decorator for a couple of weeks to freshen everything up, get your boiler serviced and chimney swept, get the septic tank emptied, windows cleaned and gutters cleared. You will impress the buyer, the surveyor and give you the edge over that property a few doors down that is also on the market.
When choosing an agent look how active they are with your sort of property in the area. A good local agent is always the best. The real test comes in the first month of marketing. The price may need adjusting to get real interest so listen to the agent as to what he or she is advising. There is an old saying in the business – if your property isn’t selling you either have the wrong agent or the wrong price.
