Description
The Old Rectory is an impressive detached country home dating back to the Victorian age, boasting many original period features including high ceilings and fireplaces, with views over the gardens and across the Wrey Valley. Set within the desirable village of Lustleigh, in the renowned Dartmoor National Park. Detached coach house with two garages beneath, beautifully matured landscaped gardens, ample private parking, car port and stores.

Situation
The village of Lustleigh lies in the Wrey Valley in the Dartmoor National Park and is only a few miles from the towns of Bovey Tracey and Moretonhampstead. Lustleigh is centred around an historic church with a green and orchard, there is also a dairy/general store with post office facilities, a village hall, a cricket field and the popular Cleave Inn and Primrose tea room.

Accommodation
The property is accessed via a traditional style wood framed porch with detailed floor tiles, into the entrance vestibule. From the entrance vestibule, a part glazed wooden door opens into the entrance hall, and doors open through to the drawing room, dining room, family room and inner hall, and a grand staircase rises to the first floor. A further staircase leads down into the basement level where there is a wine cellar and store. The spacious drawing room boasts a bay window providing a lovely outlook over the gardens and Wrey Valley. The dining room is an excellent space for entertaining, with a door leading into the kitchen. An inviting family room and glorious sun room provide lovely rooms to just sit and relax, in front of the fire or admiring the gardens that surround you. The traditional style kitchen is complete with granite work surfaces, oil fired AGA, a range of built in appliances, walk-in pantry and utility room. On the first floor, the galleried landing leads to the master bedroom with en-suite and dressing room together with a guest suite, third bedroom and separate WC. Stairs rise to the second floor landing where there is a games room, two further bedrooms, family bathroom and large store room.

Outside
A sweeping driveway rises through the private grounds to the front of the house and garages towards the back of the property. Lee Broming, Bovey Tracey - Branch Manager

Excellent service from beginning to end. All members of the Bradleys team I dealt with during the sale process were professional in all matters. They were calm when I became impatient! Just an excellent all round service! I have employed them in the past to sell another property and will use them again if the opportunity arises.
