Property websites Zoopla and Rightmove have revealed some of the latest trends from people when searching for property, whilst also identifying the happiest places to live across the UK.
When examining trending keywords the top 10 search terms were identified and compared with last years. The top term having changed from ‘Freehold’ in 2024, which is now 7th on the list, and replaced at the top by ‘Garage’, which moved from second place in 2024.

Rightmove’s annual Happy at Home index, identified the happiest places to live in Britain, which has crowned Skipton in Yorkshire in first place! The market town was ranked highest for its access to nature and green spaces, the friendliness of the people, and access to essential services like schools and doctors. Second was the Borough of Richmond-Upon-Thames and third was Cambden in North London.
An uplifting trend for our region, highlighted that residents in the South West are officially the happiest in the country. The data shows that - on average - people living across the South West report the highest levels of overall satisfaction with where they live. The difference between regions is small, but the South West still stands proudly at the top.
Richard Greetham, Director at Bradleys Estate Agents, commented “Whilst we have seen the demand from buyers for many of the same types and style of property across the region over the last 12 months, we have also experienced more activity in the higher price ranges than in 2024 and therefore the searches for double garages, acres, pool, and annexe doesn’t surprise us. I feel this reflects the continued behaviour of people changing their lifestyles whether it be to accommodate an older relative or perhaps moving out of the towns/cities and seeking a more luxurious home with land, a pool or similar.”
Richard added “We’re not at all surprised about being the happiest region to live within, as we know how spoilt we are with our amazing countryside and coastal landscapes not to mention the people being so friendly, our cities and large towns are super for shopping and visiting alike.”

Respondents rated access to schools, healthcare, shops and essential services highly. Many South West towns offer the perfect blend of practical convenience and rural or coastal charm - helping residents feel grounded and supported in daily life.
5. A Natural Fit for Quality-of-Life Seekers
The research shows older residents, in particular, report higher happiness, and the South West continues to attract those seeking a slower, more balanced way of living. But younger families and professionals also increasingly value the wellbeing benefits of space, nature and community - something the region delivers in abundance.
