Monterey in Exmouth is a purpose built 17 Flat apartment block with sizeable gardens, first occupied in 2007.

In the early years, Flat Owners looked after the communal aspects of managing the block and its grounds but, over 10 years ago and looking to the future, we engaged ETC to handle these tasks as our managing agents.

Inevitably, it took a little time to build a strong partnership between Owners as 'intelligent clients' and ETC as our service providers but a partnership it became. ETC look after the mostly routine work involved in, for example, maintaining the property, paying the bills and keeping and preparing accounts - though they have also handled the work involved in a major lift refurbishment - while Owners decide on major spending needs and the annual Service Charge levels which Owners pay to cover all communal outgoings.

Relationships between the two parties are, in practice, informal but effective. We know each other well!

ETC (now merged with Bradleys) have been our Managing Agents since we purchased the freehold in 2016. Not only are they professional and efficient, but they also negotiate the best contracts on our behalf. Prior to ETC, our agent took a percentage from all suppliers, so his only interest was a higher percentage for himself as opposed to what was best for us. ETC charge a fixed fee and obtain the best overall deal which has proved more cost effective.

We at Fennygates in Exmouth have been served by ETC block management team for the past 10 years and have had very good service and relationship with them during that time. They have successfully supported us with contractors who can resolve issues we have had with the building maintenance at competitive prices and within their management fees they have undertaken certain property checks with the various legal agencies like fire and security which has relieved us as residents from having to arrange presence on site at the appropriate times.

They take Block Management very professionally and by having many blocks under their control they can share experiences with us to guide us in the best way of resolving our own issues as and when they occur. With this in mind their recent acquisition by Bradleys is sure to enhance the expansion of Bradleys overall business model of property sales and management in Devon and the South West.
