3 ways you can move home before Christmas!

It is well publicised how long the process can take between finding your perfect home and actually being able to collect the keys and move in. We thought it would be useful to know a few ways in which you may still have time to find somewhere suitable and be in before the big day, starting 2025 in your new home.

1. Buy brand new.

If a newly built home is finished and ready to live in, or is going to be completed in time, it is far more likely to get everything in place for you to move in quickly. The developers selling a new home will have a conveyancer draft a contract for their plots at the outset ready to issue the moment a buyer is found. With no ‘onward’ chain to consider, subject to your own position/chain, it is common for a new home to exchange in 28 days and complete quickly thereafter.

2. Buy via auction.

The modern method of auction sale is now more common than a traditional auction. Most people are familiar with how eBay works, well it’s similar to that, just for a property! Each company marketing a property through the modern method of auction should provide a legal pack for you and your conveyancer to look at prior to making a bid. Upon acceptance of the offer, a reservation fee will be payable to give exclusivity for you to buy the property along with a set time period of time, usually 28 days is confirmed to exchange contracts within, and then a completion date.

3. Buy an empty property.

Whilst this isn’t as likely as the above options, there is a greater chance of completing a purchase quickly where the property is empty and there is no ‘onward’ transaction to consider. Most estate Agents will know where the seller has instructed a conveyancer in anticipation of a sale, which will speed matters up. If you are prepared with any financial arrangements and a good local conveyancer ready to act, you could also exchange and complete swiftly.
