Nearly Seven in Ten Homes Listed Go On to Sell

Housing market data has revealed that almost seven in ten homes listed for sale during February and March successfully went on to sell, significantly outperforming the long-term average success rate of 53%.

The figures from property portal Rightmove show that 67% of properties brought to market during these early-year months went on to secure a sale, underlining the strength of buyer demand at the start of the year and highlighting the strategic advantage for sellers who choose to list at this time.

Bradleys Estate Agents say the statistics reinforce what their teams experience on the ground every year - that the opening months of the year consistently deliver one of the most active and motivated buyer audiences.

“Demand is always high at the beginning of the year,” said Kai Logan, Marketing Director at Bradleys Estate Agents. “Buyers often start the year with renewed motivation and clearer plans, whether they’re upsizing, downsizing or relocating. When sellers list in February and March, they’re tapping into that demand at a time when there is typically less competition from other properties.”

Mr Logan explained that the imbalance between strong buyer interest and a comparatively lower number of new listings helps drive higher success rates.

“With fewer homes available to meet that demand, well-priced properties stand out more,” he added. “That naturally leads to more viewings, stronger offers and a greater likelihood of sales progressing through to completion. Given those conditions, it makes complete sense that a higher proportion of homes listed at this time go on to sell.”

The data also suggests that sellers who list early in the year may benefit from improved negotiating positions, as motivated buyers compete for a smaller pool of available homes. This can reduce time on the market and help maintain price confidence throughout the selling process.

Bradleys say the results underline the importance of timing when bringing a property to market, alongside accurate pricing and strong presentation.

“These figures show that when demand is high and competition is lower, sellers are far more likely to achieve a successful outcome,” Mr Logan concluded. “For anyone considering a move this year, the early months continue to prove they are one of the strongest windows to sell.
