New Rental Property Registration Scheme: What South West Landlords Need to Know

- Tue 03 Nov 2026

The Government has released further details of the new mandatory Rental Property Registration system, which will be introduced as part of the Renters' Rights Act 2026. While the scheme will be rolled out across England in phases, landlords in the South West are expected to begin registering rental properties from 15 August 2027, with the registration period running until 14 November 2027.

For many landlords, this represents another important compliance requirement in an increasingly regulated private rental sector. However, with the right support and preparation, registering your property can be a straightforward process.

What is the Rental Property Register?

The new register has been designed to create a central database of privately rented properties across England. Under the new rules, landlords will be legally responsible for registering both themselves and their individual rental properties, paying an annual registration fee and ensuring information remains accurate and up to date.

Once registered, landlords will be able to authorise their letting agent to manage and update much of the required property information on their behalf.

What information will be required?

The Government's guidance confirms that the register will include key information relating to both the property and its compliance documentation, including:

  • HMO, selective or additional licensing information
  • Number of tenants and households
  • Furnished or unfurnished status
  • Monthly rental amount and any bills included
  • Gas Safety Certificates
  • Electrical Installation Condition Reports (EICRs)
  • Energy Performance Certificates (EPCs)

Perhaps most importantly, landlords will be required to keep this information current. Any changes, including rent adjustments, tenancy updates or renewed compliance certificates, must be updated within 28 days to ensure the registration remains valid.

Future Changes for Marketing Rental Homes

Further changes are also expected, with plans for landlords to register properties before they can be advertised to let. Property listings will eventually need to display both a landlord registration number and a property registration number. While these requirements will not apply immediately, they are expected to become part of the future regulatory framework.
