Newquay named the hottest property market in the UK!

Following the easing of the lockdown restrictions, Rightmove has announced that Newquay is the fastest moving market in the UK with eight out of ten homes sold subject to contract since the start of the year.

For those people that have been considering selling and are waiting to see how the housing market is performing, they can be reassured now is a great time to sell a home. With record numbers of buyers enquiring about property in almost all areas, particularly in the South West and Cornwall seeing the highest demand, further highlighted by Rightmove seeing 34% higher activity levels in April than March, which was still a strong pre-lockdown market. With expertise in the local market and buyer demand to live in coastal and rural areas from across the UK, Bradleys website has also experienced record website traffic.

The already busy housing market has increased in activity since the end of March 2021 pushing prices to record highs in some areas. On top of the restrictions easing, there are a number of factors contributing to the surge in activity in the property market. The announcement of the Stamp Duty holiday being extended for another three months has been key to the annual rise of 6.5% in house prices says Halifax and will be further boosted by the new Government guarantee schemes launching in April allowing lenders to return 5% deposit mortgages.

With the increasing trend to live in more rural areas continuing, some city centre properties are moving much more slowly which mirrors the findings from Rightmove’s research last month that Cornwall has now overtaken London in the most searched for location. The demand for sun, sand and sea on your doorstep has pushed Newquay into the top spot. Our Newquay manager Richard Martyn comments:

"The competition for property in the area is at an all-time high. We are getting the majority of interest from calling our database of prospective buyers before the details are even available online. Once properties are available online we again see another surge of interest within minutes and many of our properties are achieving above the asking price. There seems to be an endless demand for property from a mix of local buyers, buyers looking for second homes and people who have decided to permanently relocate to the area. Aside from Cornwall, Devon also made it into the top three most searched for locations on Rightmove, with Plymstock in Devon crowned the third hottest property market in the UK, with 81% of its properties sold.
