Optimum time to sell is 9 days!

As Estate Agents we are frequently asked; what is the best time of year to sell? Sometimes it may be; can you get a good price for my home? Another popular one is; how quickly can you sell my home? We are keen to try and help answer any questions you have about moving, whether it be buying, selling or letting, however one thing we can now inform you of is the optimum time for you to sell a property/parcel of land according to the HomeOwners Alliance.

Following research by the HomeOwners Alliance carried out in January 2023, having researched over 6500 branches, the optimum time to sell and maximise the sale price is between 9 and 14 days. This allows for the property to be marketed far and wide, interest received, viewings and ultimately offers to be negotiated. Their findings show that after the period of 14 days, the amount achieved for a property starts to decline and continues in a southerly direction.

Darren Ellis, Bradleys Estate Agents Sales Director commented “There is without doubt an optimum period for selling and achieving the best price, although it must be pointed out that there are many factors in this, the main one being of course the price at which a property or parcel of land is marketed for, which is closely followed and strongly linked to the housing market and economic conditions at that time.”

Darren went on to explain “The research that was carried out would have been looking at 2022 data, which we are already seeing is different now in 2023. I would however say that launching a property at an attractive price is far more important than it has been and any potential sellers should make sure they are presented with clear evidence from Estate Agents. It will be more important moving forward that sellers speak to a quality local company who know their location well as localised pricing has never been quite so evident.”
