The housing market is always changing, whether rising or falling and whilst the headlines nationally may not reflect what is happening in your town or city, there will always be a fastest selling location and a slowest one too. Let’s have a look at some of the locations hitting property website, Rightmove’s marketing tracker currently…
The fastest selling location is Carluke in Lanarkshire, with the homes being marketed finding a buyer on average in just 15 days! Giffnock in Glasgow is second with 16 days and Uddingston in Glasgow in 17 days average.
Nine out of the ten slowest locations are coastal towns, which has changed dramatically from recent years and include Brixham in Devon and Minehead in Somerset.
Terraced houses are selling fastest of all property types, with the average finding a buyer in 51 days, whilst detached homes are taking longest to sell at an average of 73 days.
Group Sales Director at Bradleys Estate Agents, Darren Ellis, commented on the findings “There are so many factors to consider with faster or slower selling markets. The number of properties for sale will always play a part, and therefore how many properties are competing with one another. The local economic factors will also play a part too, as will government policies on topics like second home ownership. We have seen where there are more homes being up for sale, homeowners having to adjust their expectations and then reflect that on their onward purchase to make their move achievable. Having just come of our busiest sales month so far in 2024, there certainly is more positivity in the housing market in many of our locations across Somerset, Devon and Cornwall.”
The report found on average homes in Scotland were selling 33 days (32 days last year) with the average being 60 days across Great Britain. East Midlands the slowest at 67 days on average.
