Why home buyers should get a survey...

When buying a property, Bradleys Surveyors always recommends that you have a survey carried out so that you can be forewarned of any issues before you purchase the property. 

It is important however that you choose the right Surveyor to carry out the work and remember sometimes the cheapest may not be the best option. 

Here are some tips on finding a suitable surveyor:-

  1. Always make sure they are suitably qualified to carry out the work.  A surveyor should be a Member of the Royal Institution of Chartered Surveyors (RICS).  The RICS have a website as per the link RICS Find a Surveyor (ricsfirms.com) which you can use to help locate someone in your area. 
  2. It is important that the surveyor you use is local to the area and knows of any problems such as mining, flooding, land contamination etc and also house construction types typical in the locality.   

There are two different surveys you can have:-

Level 2 – formerly the Homebuyer Report.  This is suitable for more modern properties and aims to be a user friendly report identifying any major defects.  This type of survey is mainly for properties built after 1910 which have not been significantly extended and do not need refurbishment or extensive works etc. 

Level 3 – formerly the Building Survey.  This is suitable for older properties such as Listed Buildings or those built before 1900.  This type of survey is also suitable for properties that require works or have been significantly extended.
