3 essential tips to ensure you get moved before the end of 2021!

- Tue 24 Aug 2021

With September on our doorstep, the nights drawing in a little and holidays coming to an end, in the property world we often see a big bounce of activity in the autumn and this year is expected to be no different. The question that many people will start to ask themselves is; will I be able to move by the end of the year if I market my home now? The answer isn’t a straight forward yes or no, however, here are 3 essential points to maximise the chances of your move being completed before 2022 arrives:

1. Get your finances agreed in anticipation of your move. It may seem obvious although the first thing to do is check you are able to get any borrowing approved before putting your home up for sale. The pandemic has changed some mortgage lenders requirements and so it is always best to get an agreement before taking the next steps. There are some extremely attractive rates available, you just need to ensure you are able to take advantage of them.

We have a team of mortgage experts that are able to carry out an assessment for you through telephone, video call or if you would prefer, in person.

2. Place your home up for sale sooner rather than later. If you are reliant on selling your home before buying the next home it’s clear that you will not be able to buy another property until you have marketed your home. There are a range of ways we can help if you are struggling to find another suitable home such as low key marketing, although if you haven’t got the ball rolling with your sale, you are almost certain to miss out when the right property comes on to the market. If you really are concerned about this, please get in contact so that we can talk to you about a number of options we can run through with you.

3. Get legally prepared. The conveyancing process has been affected following the pandemic and the national average timescale from a sale has been agreed through to exchange of contracts is around 20 weeks. Thankfully that is not the case at Bradleys. Through a panel of recommended law firms that work on a no sale, no fee basis who are prepared to draft the legal documents ahead of securing a buyer, which will save around 3 weeks later in the process.

We are able to talk through the workings of this at the point we visit your home to discuss the marketing, it’s simple and won’t incur any costs.

With more homes being put up for sale, being prepared and putting yourself in the best position possible will be essential when there are so many buyers actively seeking homes as well. We would welcome you to contact us to discuss your specific position and requirements so that we are able to help co-ordinate a marketing plan for your home as well as ensure you find your next dream.
